About Site Preparation.
Site prep is everything that has to happen before vertical construction can start — and it's the difference between a build that runs on schedule and one that bleeds time and money on every other trade. Topsoil strip, mass cut and fill, drainage, erosion control, access, staging — they all need to be planned, executed, and handed off in the right order.
NLS handles complete site preparation across Northern Colorado, from single-lot residential builds up to multi-acre commercial sites. We read the civil drawings, confirm cut/fill quantities, plan the haul (or the on-site balance), set up the erosion-control BMPs, and rough-grade to engineered subgrade. By the time the foundation crew shows up, the pad is staked, the access is in, and the drainage is roughed in.
On bigger sites we run articulated dump trucks and dozers; on tight residential lots we work with compact track loaders and excavators. Equipment scales to the project — we don't bring more iron than the job needs, and we don't show up under-equipped, either.

We install and maintain on-site BMPs (silt fence, inlet protection, stabilized entrances). Engineering and permitting are typically owner-side.
Do you balance cut and fill on-site? +
When the design allows. If not, we haul in or out — tell you which up front, no surprises.
Can you start before plans are final? +
For clearing and topsoil strip yes. We don't cut to subgrade without engineered design.
